POSITION SUMMARY:
We're looking for a hands-on Vacation Rental Property Manager who thrives on maintaining high standards and solving problems before they become issues. In this role, you'll be the eyes and ears across our portfolio of properties in Gainesville, conducting detailed inspections, coordinating with vendors and cleaning teams, and ensuring every home is guest-ready and operating smoothly. You'll work independently to identify operational gaps, implement quality improvements, and maintain the level of excellence our guests expect. RESPONSIBILITIES:
- Conduct routine property walkthroughs and inspections to ensure homes meet UPKEY's cleanliness, quality, and guest-readiness standards
- Identify and document maintenance, cleanliness, or operational issues and coordinate with the appropriate vendors or internal team members to resolve them
- Meet and coordinate with maintenance vendors, contractors, and service providers on-site as needed to troubleshoot issues and verify completed work
- Perform post-cleaning inspections and provide in-person feedback and coaching to cleaning teams to maintain consistent quality standards
- Help ensure properties remain well-stocked, organized, and properly maintained between guest stays
- Proactively identify small issues or preventative maintenance needs before they impact the guest experience
- Serve as a local field contact for cleaners and vendors, helping support smooth day-to-day property care across the portfolio
- Document property conditions, updates, and recurring issues to support operational improvements and maintain accurate property records
QUALIFICATIONS:
- 3+ years of experience in property management, hospitality, or vacation rentals
- Strong attention to detail and ability to identify cleanliness and maintenance issues
- Excellent problem-solving skills and ability to troubleshoot property issues
- Comfortable coordinating with cleaners, maintenance technicians, and vendors
- Excellent communication and organizational skills
- Reliable transportation and ability to travel locally between properties
- Ability to respond to operational issues that may occasionally arise outside standard hours
PREFERRED QUALIFICATIONS
- Experience managing Short-Term Rentals or Airbnb properties
- Familiarity with vacation rental platforms (Guesty, Hospitable, Hostaway, etc...)
- Hospitality or hotel operations background
- Experience coordinating housekeeping teams or service vendors
- Basic knowledge of property maintenance and troubleshooting
- Experience performing property inspections and quality control
- Familiarity with the Gainesville or North Florida market
COMPENSATION & BENEFITS:
Hourly Rate: $22.00 - $25.00
