POSITION SUMMARY:
Are you interested in building and leading your own vacation rental market with the backing of a highly skilled support team to fuel your success? We seek an accomplished sales and operations leader to spearhead transforming and revolutionizing the vacation rental experience in key U.S. markets. As the Territory President, you will be responsible for defining the strategic vision, driving growth, and ensuring the profitability of your region.
Key responsibilities: driving sales, cultivating and maintaining strong owner relationships, managing vendor partnerships, and ensuring an exceptional guest experience. This pivotal leadership role requires a dynamic, results-driven professional with a passion for hospitality and a proven track record in sales, operations, and team management. For this hybrid role, we are interested in applicants who live in Tennessee and prefer Nashville, Pigeon Forge, Gatlinburg, and Sevierville.
RESPONSIBILITIES:
Sales Leadership:
- Develop and execute a sales strategy to drive revenue growth and expand the portfolio of managed properties.
- Identify and pursue new business opportunities, including property acquisitions and owner partnerships.
- Set sales targets and monitor performance metrics to achieve territory growth objectives.
- Collaborate with the marketing team to develop and implement marketing campaigns to attract guests and new property owners.
- Attend networking events and build relationships with centers of influence to promote the brand and expand the network of managed properties and service providers.
Owner Relationships:
- Build and maintain strong, positive relationships with property owners, acting as their primary point of contact.
- Provide regular updates and insights on property performance, market trends, and revenue opportunities.
- Ensure owner satisfaction by addressing concerns, providing exceptional service, and maximizing rental income. •
Vendor Management:
- Establish and maintain relationships with local vendors and service providers, negotiate contracts, and ensure high standards of service.
- Manage vendor performance to meet quality, cost, and efficiency objectives.
- Ensure all vendor agreements comply with company policies and local regulations.
Guest Experience:
- Ensure a superior guest experience by maintaining high property cleanliness, maintenance, and amenities standards.
- Oversee guest communication and service processes, ensuring prompt, courteous, and effective responses to guest inquiries and issues.
- Implement guest feedback mechanisms and continually improve guest satisfaction and loyalty.
Operational Leadership:
- Oversee the day-to-day operations of the territory, including team management, recruiting, budgeting, and financial performance.
- Lead and mentor a team of property managers, sales professionals, and support staff, fostering a culture of excellence and accountability.
- Develop and manage territory budgets, ensuring cost control and profitability.
Strategic Planning and Execution:
- Develop and implement a strategic plan to grow the territory’s market share and profitability.
- Analyze market trends, competitor activities, and guest behaviors to inform business decisions and strategies.
- Collaborate with cross-functional teams, including marketing, finance, and operations, to align goals and initiatives.
QUALIFICATIONS:
- A bachelor’s degree in business, hospitality management, or a related field is preferred.
- 7+ years of experience in sales, business development, and operations within the vacation rental, hospitality, or property management rental industry.
- Proven track record of successfully driving sales growth and managing a multi-property portfolio.
- Strong leadership skills with experience in team management and development.
- Excellent interpersonal and communication skills with a focus on relationship-building.
- Ability to analyze data, develop strategies, and execute plans to achieve business objectives.
- Familiarity with local real estate laws, regulations, and market trends.
- Highly organized with strong problem-solving and decision-making abilities.
- Familiarity with property management software systems, CRM, and Microsoft Office technologies

COMPENSATION & BENEFITS:
Salary: OTE $150,000 (annual base salary and commission)
