POSITION SUMMARY:

We’re looking for a strategic project leader to drive the full lifecycle of hotel-to-condo conversion projects. In this role, you’ll manage everything from initial planning and permitting to execution and final sales, working closely with legal, technical, and commercial teams to ensure each step is efficient, compliant, and profitable. You’ll oversee key deliverables, coordinate with brokers and consultants, and keep leadership informed with clear updates and progress reports.

RESPONSIBILITIES:

End-to-End Leadership of Condo Conversion Projects

  • Coordinate all phases of the hotel-to-condo conversion: analysis, planning, permitting, execution, and closure.
  • Manage legal subdivision, HOA creation, architectural plans, registrations, and all interactions with local authorities.
  • Ensure full regulatory compliance (county, city, and state) for the legal conversion of hotels into condominiums.
  • Oversee legal and accounting structuring in coordination with attorneys and CPAs.

Technical and Commercial Oversight

  • Supervise architectural deliverables including site plans, layouts, and visual presentations.
  • Collaborate on pricing strategy, sales roadmap, and development of all sales materials (brochures, site plans, legal packages).
  • Coordinate with real estate brokers on the unit sales strategy.

Multidisciplinary Team Coordination

  • Manage all key players involved in the project: legal, technical, commercial, operational, and financial.
  • Act as the main point of communication across all departments and external consultants.
  • Ensure each professional meets deadlines and quality standards.

Reporting and Executive Updates

  • Provide weekly project status reports including timeline, risks, solutions, and next steps.
  • Monitor key project KPIs such as delivery milestones, budget execution, and unit sales progress.

QUALIFICATIONS:

  • Proven experience (minimum 3 years) in condo conversion of hotels, multifamily, or similar real estate developments in Florida or the U.S.
  • In-depth knowledge of the legal subdivision process, HOA creation, permitting, and official documentation.
  • Experience working directly with architects, engineers, attorneys, accountants, and brokers.
  • Solid understanding of the real estate market, closing processes, and local regulatory frameworks.
  • Fluent in both English and Spanish (spoken and written).
  • Strong organizational, execution, leadership, and problem-solving skills.
