Maintenance Technician

Element Vacation Homes is a Central Florida property management company specializing in larger high-quality short-term vacation home rentals. Formed in late 2020 with an emphasis on happy owners and happy guests.

POSITION SUMMARY:

Element Vacation Homes is on the hunt for a proficient Maintenance Technician with a keen eye for detail. While our systems are top-notch, we believe there's always room for improvement. This dynamic role encompasses:

• Maintenance Excellence: Take full charge of the maintenance aspects of our properties, ensuring everything from appliances and electronic systems to pools and themed spaces are in pristine condition. Our properties are multifaceted, and our guests expect flawless functionality.
• Staging & Presentation: Beyond just maintenance, we aim to impress. Each property should be staged to mirror the quality of an Architectural Digest feature.

This is a pivotal ground-floor role within our organization and therefore we are only seeking passionate, hardworking rock stars to apply.

RESPONSIBILITIES:

• Manage and maintain the impeccable condition of properties; our benchmarks are set high
  • *Fair warning: our standards are pretty high
• Conduct routine, seasonal, and ad-hoc property inspections
• Oversee pool maintenance including chemical balance and cleanliness
• Address plumbing issues, from leak detection to unclogging drains
• Handle electrical tasks like circuit troubleshooting and fixture replacements
• Maintain HVAC systems, including filter replacements and issue diagnosis
• Perform cosmetic repairs, including drywall patch-ups and painting
• Respond promptly to assigned work orders
• Serve as the go-to liaison for maintenance, coordinating smoothly and proactively with homeowners, team members, and guests
• Proper reporting/ logging of all pertinent information
• Ensure each property is always showcased at its best, down to the finest details
• Acquaint oneself deeply with property systems, with an aim to guide and educate the team
• Spearhead seasonal tasks, from power washing to recaulking
• Ensuring the safety and security of each of our properties
• Ensure VIP, owner, media, and special bookings are beyond guest expectations upon arrival
• Assist in onboarding new properties, from initial assessments to final staging
• Foster robust relationships with vendors
• Participate in after-hour managerial duties and attend scheduled meetings
• Assist in handling rare emergencies and guests' issues as they arise, ensuring swift and effective resolutions
• Actively respond to online feedback
• Additional projects as requested

QUALIFICATIONS:

• Superior time management, communication, and organizational prowess
• Ability to work independently under pressure, prioritize tasks, and handle a fast-paced environment with a sense of urgency
• Meticulous attention to detail
• Own a comprehensive set of tools
• Hands-on experience in various trades, from electrical and plumbing to carpentry
• Vacation rental/ hotel experience (preferred) – ideal candidates will possess familiarity of the vacation rental industry
• Local area knowledge (preferred) - ideal candidates will possess familiarity of the local area, its attractions & offerings
• Reliable transportation & flexible schedule including holidays
• Ability to lift up to 50 lbs.

COMPENSATION & BENEFITS:

Annual Salary Range: $45,000 - $55,000 based on experience

Bonus: Incentive-based goals
