POSITION SUMMARY:

Are you a self-driven problem solver with a passion for real estate and closing deals? If so, we’re looking for someone just like you to join our team as a Junior Acquisitions Specialist (Sales Associate).

About the Role:

As a Junior Acquisitions Specialist, you will have great listening, communication, and negotiation skills that will convert leads into deals, as this role is heavily phone-based. You will be on the front lines of our real estate acquisition efforts, engaging with inbound leads and managing existing prospects. Your day-to-day activities will include evaluating 5-10 property opportunities and conducting 35-50 follow-up actions per day. You will also manage CRM updates, participate in weekly training sessions, and daily team huddles to ensure smooth operations and continuous improvement. The goals and expectations of this position are for you to close approximately 5-6 deals per month.

RESPONSIBILITIES:

As a Junior Acquisition Specialist, your key responsibilities will include:

  • Engaging directly with distressed homeowners to understand their situations and needs through attentive and active listening (primarily via telephone, occasionally in-person).
  • Using solutions-based thinking to overcome objections and close deals, providing meaningful resolutions to homeowner challenges.
  • Making many outbound calls daily to manage and nurture leads, guiding customers through the purchasing process.
  • Using our CRM daily to track progress, update notes, and analyze potential properties for acquisition.
  • Consistently follow detailed and well-documented sales processes and scripts to qualify prospects and convert these opportunities into acquisitions for the company.
  • Demonstrating a driven mindset with the ambition to achieve financial goals.

QUALIFICATIONS:

  • We're looking for a motivated, self-starter with the following:
  • High School Diploma required; Bachelor's Degree and military experience preferred.
  • Strong, active listening skills to assess client needs and concerns.
  • Exceptional oral and written communication skills; professional appearance and demeanor.
  • Experience guiding customers through structured purchasing or sales processes.
  • Excellent problem-solving abilities for solutions-based thinking.
  • Proficiency in Microsoft Office, Dropbox, Outlook, and Google Suites.
  • Experience with CRM systems and the ability to adapt to new technologies are preferred.
  • Ability to pass a pre-employment drug screening and a criminal background check.

COMPENSATION & BENEFITS:

  • Annual Salary: $90,000 - $110,000 OTE
  • Bonus: Compensation consists of a combination of base salary and commission. The base salary is anticipated to begin at $3000 per month, with commission of 5-6% of Profit on all secured deals. A quarterly bonus of 2-4% of Profit is also available based on achieving pre-established profit goals.
  • Benefits: Insurance Reimbursement available, PTO & Paid Holidays
  • $1500 Sign-On Bonus ($500/mo x 3 months)

SCHEDULE

Office Hours: Monday to Friday, 9 AM to 6 PM.

Availability: On rare occasions (5-10 times per month), you are expected to answer the phone and respond to prospects within 10 minutes outside of business hours. This responsiveness is crucial for the company's success and will enhance your commission potential.
