POSITION SUMMARY:

We’re seeking a decisive, results-driven leader to oversee daily operations across all Gulf Coast territories. As Director of Operations, you’ll own operational performance end-to-end, driving team accountability, guest satisfaction, budget discipline, and positive vendor partnerships. This role is ideal for someone who is a natural leader, makes decisions with confidence, and steps in when needed to keep operations moving forward.

This is a hands-on leadership position where you’ll set clear expectations, build scalable systems, and uphold consistent standards across the portfolio. You’ll play a critical role in developing the team, improving processes, and ensuring every property delivers a high-quality, reliable guest experience while supporting the continued growth of the team and the business.

RESPONSIBILITIES:

Operational Excellence

  • Oversee daily operations across all territories to ensure consistent standards and efficient execution
  • Own SOP implementation, compliance, and continuous improvement
  • Manage operational budgets and monitor NOI and key performance metrics
  • Track and improve KPIs including guest review scores and unit growth
  • Resolve escalated operational issues and serve as acting property manager when needed

Team Development & Culture

  • Train, coach, and mentor operational leaders and team members
  • Establish clear development paths to support career growth and retention
  • Foster a collaborative, accountable culture across departments
  • Recognize and celebrate strong performance and team wins

Cross-Department Collaboration & Vendor Relations

  • Partner with all departments to support company-wide objectives
  • Build and maintain strong relationships with local vendors
  • Oversee laundry center operations, ensuring efficiency and quality standards

Talent Management & Accountability

  • Lead hiring and onboarding for operational roles aligned with company values
  • Manage on-call coverage planning and operational scheduling
  • Maintain accountability through performance monitoring and SOP audits
  • Step into operational roles as needed to support the business

QUALIFICATIONS:

  • 2+ years of experience in property management, hospitality, or vacation rentals
  • Working knowledge of home maintenance, cleaning standards, and guest services
  • Excellent communication and time-management skills—you're proactive, not reactive
  • Tech-savvy and comfortable using platforms like Breezeway, Track, and Lodgify
  • Flexibility to work weekends, holidays, and handle occasional emergencies
  • Valid driver's license and reliable transportation
  • Familiarity with local short-term rental laws is a bonus

COMPENSATION & BENEFITS:

Annual Salary: $65,000 - $80,000
