POSITION SUMMARY:
The Rental Revenue Manager is a critical role within Impact STR, responsible for optimizing revenue across our portfolio of short-term rental properties. In this position, you will analyze market trends, identify opportunities for performance improvement, and implement strategies to maximize profitability. Success in this role requires strong analytical skills, the ability to distill data into actionable insights, and the discipline to adapt in a constantly evolving market.
You will be expected to understand short-term rental performance from all angles, including the impact of non-revenue factors, and quickly become an expert across major OTA platforms like Airbnb and VRBO. This role demands excellent communication, diligence, and a proactive, self-motivated attitude. You will work closely with homeowners, internal teams, and professional service vendors to deliver best-in-class service, drive results, and ensure the smooth execution of revenue management processes.
RESPONSIBILITIES:
- Implement revenue management operations, procedures, and best practices.
- Identify new revenue arbitrage opportunities across all OTA platforms.
- Optimize listing settings and expand OTA partnerships.
- Create home revenue projections based on emerging trends and localized data.
- Daily pick-up analysis, strategy adjustments, and reporting.
- Perform competitive benchmark studies and follow market trends.
- Audit fee structure to identify and capitalize on opportunities.
- Provide a weekly dynamic forecast of expected results, variances and comparisons.
- Analyze and adjust strategy for all 3rd party distribution.
- Ensure all related systems are configured correctly, validated and working to full capacity.
- Conduct quarterly property performance reviews.
- Support FP&A team in all ad-hoc requests.
- Respond to ad-hoc issues immediately during or after business hours.
- Communicate with internal stakeholders to prioritize and reprioritize your tasks.
- Communicate with professional service vendors to ensure that all tasks are scheduled and completed on time in accordance with our quality standards.
- Support leadership on any projects or initiatives as required or requested.
- Handle all administrative tasks on time.
QUALIFICATIONS:
Required:
- 1+ years of experience in revenue management or 3+ years in a finance-related field
- Experience in management or as a senior individual contributor, with the ability to think both strategically and tactically
- Strong attention to detail with a disciplined, thorough, and accurate approach
- Proactive, results-driven mindset with the ability to overcome obstacles and ensure positive outcomes
- Self-starter with a bias for action and the ability to work independently
- Strong prioritization skills and the ability to focus on high-impact initiatives
- Impeccable project management skills; able to manage multiple work streams, priorities, and stakeholders simultaneously
- Strong analytical ability to distill complex data into actionable insights that improve revenue performance and guest experience
- Excellent communication skills with the ability to convey ideas, strategies, and instructions clearly, both verbally and in writing, to a range of stakeholders
- Professional presence and the confidence to push back when needed, ensuring healthy outcomes for the business and team
Preferred:
- Background in real estate and/or short-term rentals
