POSITION SUMMARY:
We’re looking for a reliable, multi-skilled Maintenance Technician to service and maintain a portfolio of short-term rental homes across Davenport, Kissimmee, and Clermont. Working as a 1099 contractor, you’ll handle a wide variety of routine repairs, light maintenance, and urgent fixes to ensure our homes remain guest-ready at all times.
This is a full-time role Monday-Friday requiring around 7 hours of productive work per day, with some flexibility on working hours. You’ll receive jobs via an online system and WhatsApp, and report back through digital work orders. You may be required to do emergency call outs on weekends.
While guest interaction is minimal, professionalism is key at all times. You’ll work closely with our inspections and management teams to keep homes in top condition year-round.
RESPONSIBILITIES:
- Complete a wide range of general maintenance tasks across short-term rental homes, including routine upkeep and urgent repairs
- Troubleshoot and repair basic plumbing issues (e.g., unclogging drains, fixing leaks, replacing disposals)
- Perform light electrical work (e.g., replacing light switches, tracking electrical shorts, installing ceiling fans and microwaves)
- Diagnose and resolve appliance issues (e.g., refrigerators, ovens, washing machines)
- Conduct painting and surface repairs, including stucco touch-ups and repainting pool decks
- Pressure wash driveways, pool cages, decks, and building exteriors
- Handle basic carpentry tasks, such as furniture assembly and minor structural fixes
- Maintain and clean HVAC systems, including filter replacement and drain line cleaning
- Perform light irrigation system repairs (e.g., sprinkler heads)
- Respond to emergency maintenance calls, including occasional weekend callouts
- Use the company’s digital work order system to receive, update, and close tasks
- Document completed work with notes and photos; track time using the GPS-enabled work phone
- Maintain a professional appearance and uphold cleanliness standards in all homes
- Communicate as needed with the inspections and management teams
QUALIFICATIONS:
- Proven experience in general property maintenance, ideally in residential or hospitality settings
- Strong troubleshooting skills across multiple trades including plumbing, electrical, HVAC, painting, and carpentry
- Possession of relevant certifications is a plus (e.g., HVAC license, EPA certification)
- Must own a reliable vehicle suitable for transporting tools, ladders, and basic equipment
- Must provide your own general toolset appropriate for the scope of work
- Valid driver’s license with a clean driving record
- Ability to work independently, manage time effectively, and adapt to a flexible schedule
- Basic proficiency with smartphones and digital work order systems
- Clear communication skills, attention to detail, and a commitment to professionalism
COMPENSATION & BENEFITS:
Hourly Rate: $25.00 - 26.00 an hour
