ABOUT OUR ORGANIZATION
A leading hospitality and residential management company with a portfolio of properties in South Florida is seeking a Residences Manager to support the residential operations of one of its flagship properties.
The property is a large luxury condo-hotel in Miami, combining hotel accommodations with individually owned residential units. The property operates within a shared environment where hotel operations and the residential condominium association work closely together, requiring strong collaboration, communication, and operational coordination.
POSITION SUMMARY
The Residences Manager supports the day-to-day operations of the unit owner side of the building — owner and resident communication, administrative and financial tracking, and coordination of maintenance, vendors, and building projects. This role executes under the direction of the General Manager, handling routine matters end-to-end and escalating disputes, policy exceptions, and higher-level financial or contractual decisions rather than owning them independently.
The Residences Manager works closely with the General Manager, Chief Engineer, legal counsel, and accounting to keep the Association division organized and well documented. This is a hands-on, detail-driven role well suited to someone building toward a senior residential leadership career.
KEY RESPONSIBILITIES
Owner Relations
Manage the day-to-day owner and resident communication cycle — inquiries, approvals, move-in/move-out scheduling, parking and storage assignments — escalating disputes or policy exceptions to the General Manager
Serve as a primary point of contact for owners and residents, carrying routine inquiries through to documented resolution with luxury-residential service standards
Support the property management and leasing-approval process for owner units, in accordance with the declaration and applicable Florida law
Build and maintain a proactive owner communication calendar — building updates, capital milestones, seasonal notices
Association Administration & Governance
Serve as the team's first point of contact for day-to-day Chapter 718 (Florida Statutes) compliance questions, applying regulatory requirements to routine operations and escalating complex or unusual matters to the General Manager or legal counsel
Enforce building rules and use restrictions consistently and defensibly, including violation notices, cure periods, and escalation to counsel where warranted
Coordinate with legal counsel and the insurance broker on matters affecting the Association
Support estoppel certificates, insurance certificates, and lender and title requests
Financial Management
Maintain day-to-day financial tracking for the shared components operation — budget tracking, assessment billing status, collections aging, and delinquency follow-up — reporting to the General Manager on a regular cadence
Take primary responsibility for reserve funding schedules and capital planning inputs, bringing recommendations to leadership rather than waiting for direction
Flag financial risk — delinquencies, budget variances, under-reserved items — to the General Manager as it arises
Building, Maintenance & Capital Projects
Partner with the Chief Engineer on preventive maintenance, life-safety systems, common-element repairs, and after-hours emergency response
Conduct regular inspections and follow through on resolution of maintenance issues
Support contractor coordination, owner communication, access scheduling, and disruption mitigation for building improvement and capital projects
Track vendor performance and contract renewal dates for owner-facing services, flagging issues and upcoming renewals for General Manager decision
Document incidents, insurance claims, water intrusion events, and property damage affecting units or common elements
Leadership & Reporting
Handle routine owner requests and day-to-day resident/owner issues directly; route contract execution, vendor negotiations, and non-routine decisions to the General Manager for approval
Deliver a weekly owner operations summary to the General Manager — open items, financial status, capital project progress
Serve as the on-site point of contact for routine building and owner matters when the General Manager is unavailable, escalating anything requiring approval
Coordinate safety, emergency, and hurricane preparedness procedures for the residential population
REQUIREMENTS
Required
Active Florida Community Association Manager (CAM) license held at the time of application. This is non-negotiable
Demonstrated, hands-on working knowledge of Chapter 718, Florida Statutes, and condominium governing documents, with the ability to apply these requirements to day-to-day operations. This person will be the team's first point of contact for day-to-day Chapter 718 questions, escalating complex or unusual matters to the General Manager or legal counsel
3+ years of experience in condominium, luxury residential, or hospitality operations with direct resident or guest-facing responsibility
Comfortable working with budgets, invoices, and basic financial tracking
Reliable, detail-oriented, and proactive — flags issues early and follows through without close supervision
Bilingual in English and Spanish required (fluent written and verbal)
Preferred
High-rise or condo-hotel exposure
Experience in a condo-hotel or mixed-use environment with shared services between an operator and an association
Comfortable using property management software, hotel PMS, work-order and access-control systems, and Microsoft Office

90-Day Expectations
Full command of the owner database, open violations, pending requests, and active capital project status
Established communication cadence with owners and residents; backlog of outstanding items triaged and in motion
Weekly reporting rhythm to the GM in place, covering financial, vendor, and correspondence status
Governing documents, house rules, and key vendor contracts reviewed and gaps identified
1-Year Expectations
Owner operations running with documented processes, consistent enforcement and quality, and measurable owner satisfaction
Capital program milestones met on schedule with minimal owner disruption and complete communication records
CAM license active; compliance posture on Chapter 718 requirements fully current
Recognized as the key Hotel team member that owners call and trust, and the person leadership relies on without needing to check in
WHAT WE OFFER
$90,0000–$95,000 annual OTE, commensurate with experience, plus performance bonus eligibility
