Job Description
Field Operations Manager
Southern Sands Property Management Group
Location: Galveston Island & Bolivar Peninsula, TX
Job Type: Full-Time | Field-Based
Salary: $40,000–$45,000 annually
Company Overview
Southern Sands cares for luxury beachfront and coastal vacation homes along Galveston Island and the Bolivar Peninsula. Homeowners trust us with some of the most meaningful places in their lives, and guests return because the home is right when they walk in.
The Opportunity
Your homes. Your standard. The face our guests and homeowners count on.
Our Guest Experience and Homeowner Support teams work remotely and handle every call and message. When a home needs someone in person, they open a case and send it to the Field Operations Manager responsible for that home. As a Field Operations Manager, you own a portfolio of homes and are the on-site manager for every guest and homeowner in it.
Each of our homes has one person in the field who knows it best. You’ll learn every home in your portfolio, from its door codes and supply closet to the quirks of its AC, and keep each one guest-ready from checkout to check-in.
This is a hands-on role. Expect to spend most of your day in your homes and on the road between them, with the rest of the day spent in our case system, keeping our office team and homeowners informed.
What You'll Do
Own Your Portfolio
Serve as the dedicated on-site manager for each home in your portfolio
Know each home in detail: access, systems, inventory, owner preferences, and open issues
Meet guests in person when a situation calls for a manager, and resolve it on the spot when you can
Walk homes with homeowners when they visit, and share what you see so they always know the condition of their property
Keep Every Home Guest-Ready
Run post-checkout inspections and confirm each home meets our standard before the next arrival
Change and verify door codes between every stay, with a working lockbox backup at each home
Handle light maintenance: HVAC filters, bulbs, batteries, minor fixes, and small repairs
Deliver supplies and linens and keep each home stocked to its par levels
Document every visit with time-stamped photos tied to the property and checkout date
Get newly onboarded homes in your portfolio ready to launch: onboarding inspection, lockbox, supply closet, and photo-day coordination
Close Every Case
Take cases from Guest Experience and Homeowner Support through Zoho, respond quickly, and update them as you work
Close every case with notes, photos, who did the work, and what it cost, so homeowners and our office can see exactly what happened
Keep all dispatch and vendor coordination inside our systems, with a complete record of every job
Coordinate Vendors
Schedule and meet contractors for HVAC, plumbing, electrical, pest control, pools, and hot tubs, and confirm the work is done right
Collect quotes, follow our spending approval thresholds, and flag when a repair needs homeowner approval
Make sure invoices list parts and labor separately before they are submitted for payment
Be There When It Counts
Take your turn in the weekend and after-hours manager-on-duty rotation and respond to urgent issues
Report on your weekend in the Monday manager-on-duty recap: what happened, what you found, and what happens next
Watch for the problems a coastal market creates, such as salt-air corrosion, water intrusion, and storm damage, and prepare your homes ahead of hurricane season
The Scoreboard
You'll finalize targets with your manager, but expect your success to be measured by:
Inspections completed on time and documented with photos
Time from case open to case closed
Issues you catch before a guest or homeowner reports them
Door code changes completed and verified between stays
Guest complaints and review mentions tied to cleanliness, maintenance, or access in your homes
Homeowner satisfaction and retention in your portfolio
We share the numbers openly. You'll always know where you stand.
Required Qualifications
Experienced in the field. You have 2+ years of experience in property maintenance, facilities, hotel or resort operations, home inspection, or vacation rental operations
Handy and practical. You can diagnose common issues, complete light repairs yourself, and know when to call a licensed trade
Disciplined about documentation. If it isn't photographed and logged, it didn't happen
Comfortable with technology. You work from a smartphone and tablet all day and learn new apps quickly
Calm and confident with people. When a guest asks for a manager, you show up, listen, and fix what you can
Clear and courteous. You communicate well with guests, homeowners, vendors, and our office team
Local and mobile. You live in Galveston County or Bolivar Peninsula, have a valid driver's license, reliable transportation, and auto insurance, and can work weekends and holidays on rotation
Physically ready for the work. You can climb stairs, lift up to 50 pounds, and work outdoors in Gulf Coast heat
Trustworthy. You'll hold access to our homeowners' homes and must pass a background check
Preferred Qualifications
Vacation rental or hospitality maintenance experience.
EPA 608 certification or HVAC training.
Pool and hot tub maintenance experience.
Familiarity with smart locks, thermostats, or Zoho.
Spanish fluency.
