Director of Guest Services and Maintenance

Position Summary:
We are searching for an exceptional and skilled individual to join our team as a Maintenance Service Manager. This position is responsible for the entire maintenance operation by overseeing, mentoring, training, and recruiting a team of professional office and service technician personnel. We require someone who will support the team and serve as a model for team behaviors and actions by encouraging attention to detail, productivity, reliability, and proper response and follow-up. It is the highest priority to ensure that all maintenance and property care needs are handled in a pro-active, professional, expedient, and quality-driven manner. Effective communication is key to a smooth-running operation. The Maintenance Service Manager ensures the achievement of quality service, satisfied clientele, and positive employee relations.
Responsibilities:
- Hire, train, manage, schedule, and support a team of maintenance technicians and office staff.
- Staff evaluations; resolve problems, performance evaluations, staff counseling, and termination as needed.
- Assist team and/or fill in when necessary to ensure job completion in a time-sensitive environment.
- Ensure service order assignments are scheduled and completed by providing suggestions, methods, etc.
- Timely and effective communication with the maintenance team, as well as other Company Managers.
- Communication with property owners with repair recommendations and other concerns.
- Communication with vendors to contract for services outside the knowledge and skill realm of maintenance technicians.
- Communication with tenants to resolve complaints.
- Inventory control – order, maintain quantities, and annual evaluations.
- Maintenance supplies – order as needed.
- Vehicle and Equipment maintenance and care – schedule inspections, cleaning, and oil changes.
- After-hours communication and responses to emergency issues at the rental properties.
- Mobilization of the team during weather emergencies.
- Effective time-management - Ability to move on the fly by balancing competing priorities, while ensuring completion of other daily tasks and looking to the future for opportunities to strengthen profit margins and streamline expenses
Qualifications:
- Minimum 5 years of maintenance experience, preferably in the property management industry.
- Minimum 5 years of management or supervisory experience.
- Maintenance Industry State licensure or certifications (ie: contractor’s license
- Knowledge and experience in general home repairs with appliances, electronics, HVAC, and plumbing.
- Communication with vendors to contract for services outside the knowledge and skill realm of maintenance technicians.

- Excellent computer skills – Microsoft Office and other software.

- Reliable Transportation, ability to lift 50 pounds and climb stairs.

Compensation: $60,000 - $65,000 Annual Salary- based on experience and qualifications
7000 Bonus Incentive at year-end if the categories that maintenance controls are under last year's numbers which includes income producing categories and expense categories.
