POSITION SUMMARY:
Join one of the world's best vacation rental companies, rated #4 in the world by Conde Nast Traveler. As the Director of
Engineering at ACME House Company, you will be in charge of the preventative and on-demand care & maintenance of 200 single-family short-term resort rentals. RESPONSIBILITIES:
- You will lead the effort to ensure homes are ready for arrival, to delight our guests, turning them into raving fans.
- You should possess the ability to plan labor & materials, as well as communicate with owners & receive approvals for a high volume of quality repairs & maintenance, as well as preventative maintenance.
- You will be responsible for defining processes, ways of using our systems, and how we can track overall productivity for the Engineering team.
- In addition to our staff, you will build & manage a team of trusted vendors who service our homes, structuring price guidance, policy & procedure, as well as quality standards & quality control measures.
- In this role, you will ensure our work is carried out efficiently, safely, and to high standards. We have a fiduciary duty to our property owners to help them make great decisions as a result of your knowledge of maintenance and repairs.
- As the Director of Engineering, you will also be responsible for recruiting & training new employees and overseeing the work of contractors.
- To be successful, you must be able to organize, prioritize and delegate work orders to employees and vendors.
- Be a people leader by recruiting & mentoring our growing team of Engineering Technicians.
- Schedule and ensure our internal team or external contractors execute repairs and maintenance, with systems to ensure a high degree of care and, quality & accountability
- Develop and maintain and the maintenance and repair budget
- Responsible for the implementation and ongoing maintenance of dispatch systems, work order management systems, and scheduling tools to ensure that we have coverage 24/7 for any/all emergencies.
- Establish a capacity plan and KPIs to understand and react to indicators and ramp staffing decisions.
- Establish and maintain great relationships with Vendors for all key disciplines needed for our properties.
- Define and ensure internal team and external partner standards and continually audit that these are being achieved on a consistent basis.
- Audit quotes and methods for how repairs should be completed to ensure the best experience relative to the costs for our Guests & Owners.
QUALIFICATIONS:
- We are looking for someone with the ability to find the problem, find a solution, and coach the team on how to fix it.
- Project Management & Maintenance software facilitation experience is a must, and we rely on technology to keep order and transparency, as well as communication clear with our owner partners & guests.
- Candidates should have at least five years of experience in luxury property/hotel management in the role of recruiting, training & managing a team of 10 or more employees as well as numerous contractors/vendors.
- A passion for great management of people, & quality of work produced
- Strong knowledge of home systems, appliances, HVAC, plumbing, electrical, pool equipment, and technology. Ability to work independently as well as collaboratively
- Excellent communication and interpersonal skills
- Skilled at managing projects on time and within budget
- Proficient in the use of smartphone apps for tasks like tracking receipts and placing work orders
- Must have a driver's license and a clean driving record
- Ability to pass an upon-hiring drug screening with an ongoing ability to maintain our drug-free workplace standards
APPLICABLE EXPERIENCE:
- VP or Director of Engineering for hospitality
- HOA management where there was the substantial real estate where both buildings and ground were managed and maintained under your direction.
- General contractor with residential remodeling experience.
- Leader of a home repair or maintenance business.
- Any experience where top-level, high-volume preventative maintenance and ongoing repairs and maintenance were directly handled under your supervision, with teams under your control.
COMPENSATION & BENEFITS:
Annual Salary: $125,000 - $145,000 based upon achievement and experience with an annual bonus tied to quarterly performance, annual team goals achieved, and overall business goals achieved as a leadership team.
